The cold crisis in the hot market

In order to promote orderly development of home stay industry, some management measures are being implemented step by step.

Two years ago, Dapeng New District issued "the management method of Dapeng new area and lodging". It does not set administrative license or approvals for the admittance of Dapeng, but implements the management principle of "community autonomy, self-discipline, department supervision and territorial integration", so as to avoid the "package" of the management level government.

This method not only has "birth certificate" for home stay, but also promotes the establishment of the first home stay Association in China. The association and the management department work together to formulate standards for the new area and lodging industry, formulate self-discipline and disciplinary measures for the house and lodging industry, publish the negative list of self-discipline conventions and the house and lodging industry in the new district and the lodging industry, and standardize the self-discipline management of the civil and residential industry. Since the end of 2016, the association has accumulated more than 20 times of mediation. It has played a role in promoting the healthy development of the people.

But the "method" is not "perfect" yet. Despite repeated orders from the government to ban the operation of the six cards, there were still no more than 90% cards in the past two years.

Dong Shujing, vice chairman of the home office of Dapeng New District, said that more than 90% of the villagers' houses occupied by the homestay could not meet the requirements of fire safety and housing safety appraisal. To achieve the target, the investment in fire control and housing safety should be doubled. In the general period of 6 years of lease, the operator, on the one hand, worried about the short term cost, did not have confidence in long term management and did not dare to invest, and had to put on the "tow word formula".

Dong Shujing said that taking into account the characteristics of the residential and residential industry, and the difficulty and cycle of investment, we need to find a way that we can accept.
